Armstrong Tract, Blitz Tract
This area sits across from the Factory Outlet stores off Donner Pass Road. The neighborhood houses mostly primary residents and has beautiful views. Some areas will have freeway noise from Interstate 80; however, many homes have beautiful panoramic views of Donner Lake.
Donner Lake
Both families and second home owners reside at Donner Lake, most within walking distance of the water. History buffs and nature seekers are drawn to this area bordered by the Donner Memorial State Park on the east and Donner Summit on the west. Up Old Highway 40 are the Historic China Wall and Rainbow Bridge. At the west end of the lake, the local Park District maintains a beach with a snack bar and playground. People can purchase a season pass or pay-per-use charge. A public boat launch and public piers on the north side are also available. There are Homeowner’s Associations with private beaches/docks for some properties.
Gateway, Meadow Park, Donner Trail
These neighborhoods off Donner Pass Road are near the Tahoe Forest Hospital and behind the Truckee Donner Public Utility District. The areas are comprised mostly of primary residents. Donner Trail is popular for its close proximity to downtown and its southern exposure. Gateway and Meadow Park are some of Truckee’s oldest neighborhoods, developed in the 1940s. Olympic Heights
Perched on a south-facing hill between downtown Truckee and Glenshire, this neighborhood offers a unique advantage in a region with long winters – lots of sunshine. This area is perfect for passive solar homes. Along with fabulous views of Martis Valley and the back of Northstar, it is also next to a meadow that deer use in their annual migrations. Olympic Heights is an older neighborhood and consists of both full-time and part-time owners.
Prosser Lakeview Estates
Located off Highway 89 north, this neighborhood offers a quiet area with lots of trees and snow. Consisting of both primary and secondary residents, Prosser Lakeview provides easy access to fishing and camping on Prosser Reservoir as well as miles of equestrian and mountain/dirt biking trails. Properties on Prosser Dam Road are zoned for horses.
Prosser Lake Heights, Pine Forest
These two communities offer a limited amount of spacious home sites surrounded by 130 acres of permanent open space. This area is located off Highway 89 north (across from Prosser Lakeview Estates) near Alder Creek Middle School. Expect lots of trees and open space for hiking and exploring!
Sierra Meadows, Ponderosa Palisades, Ponderosa Ranchos, Martiswoods Estates
Lots of families share these four adjacent neighborhoods with second homeowners who want to be close to the Truckee/Tahoe Airport on Highway 267 and the Northstar ski hills. Sierra Meadows has a Homeowner’s Association with a tennis court and a pool. The remaining three areas do not have an association or amenities. However, these areas feature some larger parcels/lots, zoning for horses and are close to miles of riding trails.
Tahoe Donner
Tahoe Donner is one of the largest developments in Truckee and affords all the amenities that one could want in the mountains. Amenities include campsites, equestrian facilities, cross-country and downhill skiing, golf course, pools, tennis courts, private beach and boat facilities at Donner Lake, two restaurants, recreation/workout center, and a clubhouse just to name a few. Glenshire
Among the more popular family neighborhoods is Glenshire, located about six miles east of downtown Truckee making it a closer proximity to Reno. The Homeowner’s Association offers tennis, a pool and clubhouse. There are also many horse properties with equestrian trail easements. Within Glenshire are smaller areas including Cambridge Estates, the Meadows, Juniper Hills, Sierra Bluffs, Tahoe Boca Estates, Elkhorn Ridge and Juniper Creek Ranch. Glenshire is made up of mostly full-time residents and one of the two Truckee elementary schools is located there.
Gray’s Crossing
Gray’s Crossing is another golf course opportunity. Featuring a Peter Jacobsen/Jim Hardy 18-hole golf course. Bike through the extensive trail system throughout the development. Gray’s Crossing offers an array of ownership opportunities. The development includes 377 home sites and 23 townhome residences.
