The luxury market has fewer buyers who are patiently waiting for the right deal.
Pricing your home appropriately is crucial in this market. Buyers can sense a good deal as soon as they step into a home. As Days on Market increases and home sale prices decrease, sellers are becoming more realistic with their expectations. This trend highlights the importance of setting a competitive price from the outset. A well-priced home not only attracts more interest but can also lead to a quicker sale, benefiting both buyers and sellers in the long run.
Interestingly, 78% of home sales have been under $2M. This statistic underscores the increasing demand and liquidity in the lower-end market. The current market inventory is comprised 43% of homes above $2M. The heightened activity in this segment has not only increased the value of these homes but also provided more opportunities for buyers to enter the market. Sellers in this price range are benefiting from the faster turnover and the heightened competition among buyers.
